Grant Guest serves as the CEO and Principal of the Perry Guest Companies (1995-present). Grant brings 22+ years of real estate investment experience in a wide variety of real estate assets representing more than $1 Billion in a wide variety of real estate transactions across the United States, including multi-family, commercial and residential assets, land entitlement and development projects, medical and professional office projects, single-tenant NNN development, retail shopping centers, and build-to-suit transactions.a

Grant is responsible for overseeing Perry Guest Companies real estate investments including development and investment activities while locating and negotiating real estate acquisitions and dispositions, asset management, property management, leasing strategies, portfolio strategies, partnerships, investor relations, and oversees finance activities in debt and equity.

Grant’s overall vision guides the Perry Guest Companies approach to creating unique and favorable investments for his clients and investors. His experience and vision drives the company’s strategy for identifying unique … acquisition and development opportunities by understanding the location and demographics, bringing together high-end architects, designers/branding experts, creating one-of-a-kind one-stop shop experiences for clients and investors alike.
As a real estate investment specialist, Grant has managed more than $250,000,000 of private investment funds. Grant is a very active real estate investor and has served the roles of investor, developer, lender, fund manager, consultant, and broker.

Grant’s focus is Investment Sales of Multi-Family, Retail, Medical & Professional Office, Industrial, Manufactured Home Communities, & Single-Tenant NNN property for institutional and private investors. Grant also has vast experience in leasing all property types within the Downtown, Uptown, and Park Cities areas of Dallas, TX.

As a native of Dallas, Grant has been around the business since he was born, learning from his Father, and Founder of Perry Guest Companies, along the way. He secured his real estate license at the age of 19, while still in college and has worked his way up the ranks of the Perry Guest Companies by understanding and excelling at all aspects in the real estate business. Grant is happily married and currently resides in Dallas.

JASON T. LESLEY, SIOR, CCIM

PRINCIPAL

Jason’s commercial investment sales experience brought significant value to the Perry Guest Companies for client and investment services. His professionalism and industry knowledge have been consistently demonstrated through the quality of service that he provides to clients, resulting in many of the largest real estate transactions in Southern Nevada. Over the past 17 years, Jason has been involved in transactions totaling $1B and more than 3,100,000 square feet.
Jason T. Lesley, CCIM currently serves as Principal & President for Perry Guest Companies. Since 2017, Jason has been a part of the company’s integrated real estate services and private equity firm that has invested in, acquired, sold, managed, and developed real estate. Jason’s entire real estate services platform provides commercial real estate investors, developers, landlords, buyers, and tenants with a wide range of brokerage services that includes investment sales, owner-user sales and leasing, tenant representation, development services, property management, consulting, capital markets services, debt placement, valuation analysis, and advisory services across the
Unites States.

Prior to joining Perry Guest Companies, Jason was engaged in various aspects of the commercial real estate industry for several prominent worldwide real estate brokerage companies including CBRE, Grubb & Ellis, NAI, and Colliers International. Jason was recruited into CBRE in 2003 where he was engaged in several lines of business including Investment & Owner User Sales, Office/Industrial/Retail Leasing and Land Acquisition. Jason was disciplined exclusively in the specialty of commercial Investment Property acquisitions and dispositions. Jason was directly responsible for business development, market research, property assessment, investment analysis, marketing, client/broker contact, market strategy development and database management.

Jason T. Lesley helped found New Growth Commercial Real Estate in May of 2007, as Partner & President of Investment Services, where he ran a successful Real Estate Brokerage for nearly eight years. From 2014-2016, Jason T. Lesley merged New Growth Commercial with Colliers International where he was a Senior Vice President and local Manager of the Investment Services Division and Institutional Investment Division based in Las Vegas, NV.
Jason’s nationwide focus is occupier services (leasing/purchasing) for pre and post development projects, site selection for public and non-publicly traded companies, Investment and Owner User sales of Medical & Professional Office, Single-Tenant NNN Investment sales, and Multi-Family Investment sales for developers, institutional, and private investors alike.

Jason grew up in the small town of Palacios, Texas until he left for college to pursue his football dreams with a full athletic scholarship to UCLA and then to University of Colorado. Jason was one of the few athletes lucky to be coached by the great Bill McCartney. After college, Jason joined the Tampa Bay Buccaneers for training camp in 1998. Jason loves any and all types of sports. Jason enjoys snow skiing, archery, fly fishing, bird hunting, riding horses, sport shooting. Jason is also trained in kickboxing, boxing, jiujitsu, & wrestling for 12+ years. Favorite travel spot is Maui, HI. Jason is happily married with two beautiful children, ages 7 & 12. Jason is a compassionate and caring individual who continually supports St. Jude’s Children Hospitals.

NEAL MORRIS

CFO/MANAGING PARTNER

Prior to joining Perry Guest Company in 2014, Neal was a Vice President and Partner at Charter Holdings. Neal began his career at Charter Holdings in 2004 where he initially served as an Analyst. Over time, Neal’s analytical strengths, problem solving ability, and team mentality allowed him grow from an Analyst into an Asset Manager, and then a Partner.

Neal Morris serves as the CFO and Managing Partner of the Perry Guest Companies (2014-present). Neal brings sophisticated leadership and extensive commercial real estate experience with a particular emphasis on opportunistic investment strategies in the multifamily, office, industrial and retail sectors. Neal possesses in-depth expertise in acquisition, asset management, repositioning and disposition strategies with a tangible history of generating superior returns on invested capital. Neal is responsible for assets through the value-add investment cycle from sourcing through disposition. His responsibilities including oversight of financial due diligence, deal structuring and capitalization, business plan development, and execution.
Neal has overseen the successful acquisition, redevelopment, and disposition of over 40 properties ranging from multifamily, grocery anchored retail, suburban and high rise office, flex, multi and single tenant industrial, and mixed use development. Neal was fortunate to work on the acquisition of Highland Park Village and was named top 30 under 30 by D Magazine.
As a native of Baton Rouge, Neal is an avid LSU football fan. Neal is actively involved in his church and is happily married with two beautiful children Thomas and Lynlee. Neal currently resides in Dallas.

BEN A. BILLINGS, CPA, CCIM

Partner

Ben A. Billings, CPA, CCIM joined the Investment Services division of Perry Guest Companies in 2019. Prior to joining Perry Guest, Ben specialized in Private Equity tax at Ernst & Young for over five years. At Ernst & Young, Ben managed teams responsible for income tax analysis and restructuring of partnership and corporate business entities throughout the United States and worldwide. Ben’s background and specialty as a CPA is analyzing clients’ income tax profile from the standpoint of cash investment opportunity – emphasizing the value of minimizing taxability in the present to generate investment-ready cash that can grow into the future. In order to empower clients with a tax investment value proposition framework, Ben adapted and implemented corporate forecasts of operating income into detailed 5-year and 10-year tax planning models, which outlined and prioritized projects based on magnitude of the returns on investment. Ben’s planning models have generated millions of dollars in tax savings and continue to enable large corporations to align business growth and investment strategy with cash tax optimization.

Ben’s clientele operated in industries such as construction, healthcare equipment, transportation, pharmaceuticals, real estate development, and industrial packaging. Ben was a Tax Manager in the Los Angeles office and also performed CPA services in Ernst & Young’s Melbourne, Australia office. Ben’s reputation for client service and income tax expertise is evident with numerous lead speaking roles at the University of Southern California where his strong ties with the Leventhal School of Accounting and Marshall School of Business were forged through loyalty and contribution.
Ben serves as an Investment Services Partner at Perry Guest and specializes in financial and after-tax analysis as well as return-on-investment (ROI) modeling. Ben has extensive experience with Private Equity investments and analysis of a business’ key financial drivers, based on over five years of financial statement and tax consultation for corporate and partnership clients, including in the areas of acquisitions, dispositions, and refinancings. Ben has developed an expertise in investment growth analysis, financial modeling, and business income metrics. Ben also has significant experience with cost segregation rules and regulations, having been the lead preparer of in excess of twenty tangible/real property analysis projects for an entire private equity portfolio. Ben has managed analyses pertaining to large corporate sale-leasebacks, 1031 exchanges, fixed asset depreciation classification, opportunity zone investment, and investment tax credits. Ben maintains his CPA license with an expertise in business income taxation for companies of all sizes in all industries and can interpret sophisticated income tax structures and strategies which are often key components of real estate and business transactions.
Modeling, structuring, and planning for clients averaging $300M+ in global annual revenues. Ben’s clients were the largest businesses on the West Coast and included KB Home, the LA Clippers, John Deere, as well as the portfolio investments of two of the largest private equity firms on the West Coast (each with $15B+ assets under management). Ben was recognized for his exceptional client service by receiving Ernst & Young’s highest designation for its client-serving professionals and received that designation annually during every year of client service at the firm. Ben’s primary experience in presenting and implementing tax models and planning is with Fortune 500 C-suite and Vice President level executives, where he developed a deep-rooted belief in the strength of aligning client service with the company’s goals and values at the highest level. Ben continues to maintain his CPA license and is employing his experience to expand Perry Guest’s effectiveness in return-on-investment (ROI) modeling, transaction syndication, and go-to-market analysis. Within the organization, Ben is spearheading Perry Guest’s business development and database implementation initiatives.
Having lived in Los Angeles for over a decade, Ben is a blindly loyal USC Trojans football fan and worked for the team as a videographer during college. Ben is highly active and enjoys playing tennis, golf, basketball, snowboarding, hiking – and pretty much anything else outdoors. Ben has a passion for community service, particularly in organizations with a veteran affiliation having come from a long family lineage of military service. Ben currently resides in Las Vegas very happily with his fiancé and his energetic Goldendoodle puppy.

SHELBY GUEST

DIRECTOR OF OPERATIONS

Shelby Guest serves as the Director of Operations for the Perry Guest Companies. She is a born and raised Dallasite who as the daughter of a real estate broker and land developer has been around the industry her entire life. While initially starting her working career as a Junior Broker for UBS Paine Webber, she found her interests lay more working with customers rather than the stock market. For the next 15 years Shelby focused her career as a sales and operations manager in the “to the trade” showroom and interior design industry. In this capacity she was responsible for interior design projects with furniture budgets in excess of a million dollars as well as the showrooms annual revenue in excess of ten million dollars.

In 2013, when her husband Grant asked her to join Perry Guest Companies, she accepted the challenge, shifting her expertise from operating a showroom to operating a real estate company. In this capacity, she oversees the management of the investments as well as all of the financials for the entities.

Shelby can be found most weekends tending to her garden or hosting casual gatherings for friends and family. The Guest’s home has an open door policy every Saturday in the Fall where you can find her and Grant avidly watching as many college football games as they can. Grant manning the grill and Shelby covering the sides and dessert! They also have what some may call a “slight obsession” with their Cavalier King Charles puppies, Callie and Tucker. Occasionally, you can also find Shelby dusting off the cobwebs of her golf swing and showing her husband who the boss is on the golf course!
